2-Story Modular Industrial Office

[CHALLENGE]
A North American bituminous material producer needed to expand their Baltimore Office to keep up with growing employee numbers and needs. An existing office building would be remodeled and receive the modular addition.

[SOLUTION]
Modular Genius constructed a 2-story modular addition, with approximately 2,770 sqft of space. This multi-function building contains restrooms, showers and lockers, an electric instrumental shop, 2 private offices, cubicles, and plenty of storage. An interior corridor connected the modular to the existing building, along with aluminum steps and ramps for access.

Adelphi - Leasing Office & Fitness Center

[CHALLENGE]
A local apartment / condo development was in need of office space, a fitness center for their community, along with an accesible business center for their members. However, the new facility had to be very eye catching.

Andrews Field Office - Temporary Prefabricated Office Building

[CHALLENGE]
ATask Order Contractor working at an US Air force base was is need of Temporary Pre-Fabricated Office Building to house personal during their 5 year contract. They wanted to build a modular building using GREEN materials similar to those used in the military buildings they were tasked to renovate.

[SOLUTION]
Modular Genius built this customer a 2,160 square foot modular building using the following sustainable features: Recycled Content (Insulation and Floor Covering) Lighting (Natural Lighting Skylights, LED light fixtures with occupancy sensors) Plumbing (Double flush toilets and faucets with sensors) Energy (Low E windows, White reflective roof covering).

BMC - Business Office

[CHALLENGE]
A local business in Cumberland, MD was in need of office space for their growing staff. The overall goal was to create this space as quickly and efficiently as possible, with minimal construction delays.

[SOLUTION]
Modular Genius assisted in the design and creation of a 3,600 square foot (60' x 60') modular facility, to accomodate this customers needs. This project was constructed, delivered, and installed in approximately 60 days from award.

BC Northwest Collections - L Shaped Office

[CHALLENGE]
A local collections facility in Baltimore was in need of additional office space that could be located at their exisiting facility. However, the exisiting site did no leave a lot of space for a traditional square/boxed building.

SOLUTION]
Modular Genius assisted in the design of the moduar, creating it in a 'L' shape in order to fit the building in the given space. Modular Genius also provided project management, delivery and installation services.

BGE Arlington - Training Office

[CHALLENGE]
A local Baltimore electric company needed a new training and education center. It needed to be resurrected as quickly as possible in order to train new employees as soon as possible.

[SOLUTION]
Modular Genius built a 24' x 36' (864 square feet) modular building for this Baltimore customer in 60 days. This building included the 'classroom', a tile finished restroom, and a finished ADA wood ramp.

DC Housing - Temporary Modular Office Complex

[CHALLENGE]
A non-profit organization, created for the development of affordable housing in the DC area, was in need of a large modular office complex during a relocation project.

[SOLUTION]
Modular Genius provided a 13,680 sqft modular office consisting of 19 units. Many green products were used in the construction of the buildings, and at the end of the relocation the modular building will be recycled and reused to fill other needs.

DCW - 7 Unit Modular Field Office Complex

[CHALLENGE]
A large city undergoing major sewer and water infrastructure upgrades was in need of a modular field office complex during the construction.

[SOLUTION]
Modular Genius provided a 5,040 sq ft modular field office complex. This modular building had 60’ steel clear span construction so that no interior columns would interfere with the work area. The construction and installation of the modular building inclusive of electrical connection, sewer and water connection, phone / data connection plus site built steps, decks and ramps was complete in 75 days from award to occupancy.

Deli - Modular Locker Room / Break Room

[CHALLENGE]
An Industrial Company was in need of upgrading the facilities for its workers. The building had to be durable, fit on a small part of the property and installed quickly.

[SOLUTION]
Modular Genius built a new 1,440 Sq Ft modular break room building for the client. The floors were installed with an epoxy resin to insure the surface could be cleaned regularly and would not wear out with traffic. Modular Genius provided a turnkey installation in 120 days from award to occupancy.

DSU - Weight Room and Fitness Center

[CHALLENGE] Delaware State University had to relocate their 5,000 square foot Fitness Center to make room for the construction of a new building. Relocation had to take place immediately following school commencement and be completed prior to school starting.

[SOLUTION] Modular Genius dismantled and moved the 5,000 square foot facility including free weights, treadmills, and other fitness equipment to an off-site storage facility. The modular building was dismantled and relocated across campus and then installed. All of the equipment was moved back into the facility. The project was a complete turnkey inclusive of utility connection.

DTCC - Modular Administration Building

[CHALLENGE]
A Delaware college needed to purchase a new swing space to house their administration staff. The building had to be economical but still provide the employees a safe and comfortable work experience.

Modular Genius provided a 2,880 sqft modular administrative building which included aluminum steps, ramps, and canopy. The modular space had a large flexible open work space as well as offices, restrooms, and a break room. The project was completed in 30 days from notice to proceed.

ICC - Temporary Modular Police Station

[CHALLENGE]
The State Poloice, in Maryland, were in need of a temporary police station, while their main headquarters was being built over the next four to five years. This station needed to be utilized as a fully functional station.

[SOLUTION]
Modular Genius was up for the challenge. To prepare this station, a sturdy holding area with tight cell locks needed to be installed, as well as a roll call area, booking station, and reception space. This was all accomplished, and this station is a fully functional state police station for the state of Maryland.

JHH - Contractors Field Office

A general contractor was is need of a field office on site for a large construction project at a local hospital in Balitmore, Maryland. They needed the office large enough for all their personnel as well as contained in an organized work flow in order to accomplish as much in a work day as possible.

Modular Genius built this customer a 11,520 square foot building along with a 4,200 square foot building office complex. The two buildings were split accordingly to enhance the contractors work flow, and utilize all the space provided.

The prefabricated building will be easily relocated when the restoration project is complete.

MES - State Park Office Space

An enviromental group located in Masonville, Maryland was in desperate need of new office space. They needed this building to be constructed using methods that were as enviromentally friendly as possible, so they went modular.

Modular construction is known to be more enviromentally friendly due to the in house building and the cut back on construction waste during actual factory production. To assist the Patapsco Restoration Project, Maryland Environmental Service (MES) requested a temporary laboratory solution that could be moved quickly when the need arises.

[SOLUTION]
Modular Genius provided a 720 sqft modular laboratory building. This poratable building was installed without skirting, allow the building to be moved from its current location in one month without material waste or excessive cost. The project was complete within 60 days from notice to proceed.

A New Jersey middle school was renovating and creating new classroom space with an addition to their existing building. There was also available campus land to add free standing modular buildings.

Reagan National Airport - Valet Parking Office

[CHALLENGE]
Reagan National Airport is constantly faced with over-crowded parking. The conversion of an existing lot into a valet parking lot was needed to help relieve the strain. Construction had to take place during the weekend so it did not interfere with the traffic during the regular work week.

A local industrial manufacture needed permanent office space at their new location in Richmond Virginia. Sandy Point - State Police Station

[CHALLENGE]
The Maryland State Police needed a local facility in Sandy Point State Park. It was very important that this building not look modular. The overall building needed to match the surrounding architecture. This building was also going to be located in a known marshy area, which would need to be taken into consideration when designing the foundation.

[SOLUTION]
Modular Genius accomplished the overall look and feel of the building by constructing a shingled mansard roof, and used a vinyl siding that matched the surrounding buildings. Regards to the marshy area, Modular Genius suggested and designed a perimeter wall foundation with a crawl space.

Sandy Point - State Police Station 2

[CHALLENGE]
The State Police in Maryland in conjunction with Homeland Security needed a local facility in close proximity to a major highway. The esthetics was important to the customer for this project as this was going to be a permanent modular building.

[SOLUTION]
Modular Genius provided a 7,000 sq ft modular building inclusive of offices, administrative space, training rooms and restrooms. The project was completed in 150 days from award to occupancy.

SEPTA - Modular Railroad Facilities

[CHALLENGE]
A railroad needed to replace a dilapidated office trailer with more space and restrooms for employees. The site was also precariously surrounded with railroad tracks.

[SOLUTION]
Modular Genius provided 2 modular buildings to the yard, totaling 1,472 sqft. A single wide modular building included an office, lockers, and break rooms – while a double wide held restrooms and a large open work area. The project was completed in 68 days.

Town Point Park Visitor Center, Norfolk VA

[CHALLENGE]
The Town Point Park pavilion in downtown Norfolk Virginia underwent a $14M renovation in the summer of 2009. The events that take place at Town Point Park require facilities for the event staff, celebrity guest and caterers. The goal was to produce high end facilities, but because the park is located in a high wind/flood zone, permanent construction was prohibited.

[SOLUTION]
Modular Genius worked with the architects to create modern new look for the temporary buildings. Kalwall – High Performance Translucent Wall Panels were used for the exterior of each building creating a bright interior and a modern exterior appearance. Custom aluminum walkways were designed with wire mesh so that the contemporary structure.

Wright Patterson - Contractors Modular Field Office

[CHALLENGE]
A Task Order Contractor working at an US Air Force Base needed a presentable field office for their staff. The office needed to fit on a small lot.

[SOLUTION]
Modular Genius built this customer a 4,320 square foot modular field office. The design was a 72’ X 60’ building with multiple offices, a conference rooms and kitchen. The last sections of the modular were lifted into place by crane to fit on the site. The project was completed in 60 days from award to occupancy.
