Leasing Center

    A large apartment complex was undergoing renovations to their units. The owner felt the leasing center should be relocated outside of the main building. The building had to have a warm welcoming appearance. Design architects came to Modular Genius with sketches of the exterior and interior. The modules were constructed to fit within the lot setbacks. The exterior siding and stone work was selected to complement surrounding buildings in the community. The site disturbance had to be minimal due to a storm water drain running though the site. A board walk was installed from the parking lot to the entrance of the building so that the drain pipe was not disturbed. The site built portico and building siding were wrapped with stone and shingled to complement each other. The underside of the portico has cedar wood which matched closely to the hardwood floor in the lobby of the leasing office. The end product closely matched the architect original sketch and visions for the project.   
     The building was constructed with a hinged roof system. Once the modules were craned onto the foundation the roof was hinged into position. The attic space was adequate room for site installed HVAC duct work. The building arrived to site completed dry walled with mud, tape, sanded painted walls and ceiling. All interior trim was installed. Doors and windows were hung. There was one electric panel box installed in the mechanical room to power the building. The mechanical room also housed the security alarm, utility sink and air handler for the HVAC system. The technical requirements of the building housed in the mechanical room were positioned to the back side of the building closest to the utilities for ease of connection. The floor loading was designed to handle the weight of tread mills which were in the fitness room.
